Pricing & Pay-outs
This guide gives you the low-down on how you earn and how we structure our pricing to match the value we provide.
We walk you through the process of how guests pay, when platforms like Airbnb take their commission, and where we take our commission from, along with housekeeping & maintenance
We show you how all of this is displayed in our monthly report.
How you’re paid
Landlords receive pay-outs by the 10th day of the month, as some platforms hold guest payments for a few days after check-out - with a report showing: income, costs, and performance.

1 - Guest Pays
The guest books their stay and pays for their accommodation fare & cleaning fee via platforms like Airbnb, or directly through us.

2 - Platform Commission
Platforms will take their commission from the accommodation fare, however we apply a markup to each platform to counteract this!

3 - Client Account
The net amount is paid into our client account. We pay cleaners, linen suppliers, consumables, tradesmen and our fee for you.
We collect all guest payments directly and handle the booking process from start to finish for you.
Need mid-month figures? You’ll get access to your ‘‘Owners Portal’ upon going live, with live information on bookings and calendars. This way, your income stays predictable and fully transparent.

How we structure our pricing
We try to make it clear with you from the start that the performance gained from our attentive, results based management service far outweigh our management commission.
1 - Onboarding Fee
£350 per 1/2 bed property | +£50/bedroom after that.
This covers everything needed for us to launch your property:
Professional photography
Our time for creating your listing and marketing strategies
Our cost for setting up software
Arranging your on-the-ground team
Checklists to ensure your property is ready and compliant
House manual and guest guide creation
A potential viewing or inspection.
2 - Management Fee
% of Booking Revenue
This covers the full hands-off management service detailed in your onboarding guide and service summary.
22% for a 1-2 month rolling agreement
20% for a 3-5 month agreement
18% for a 6-11 month agreement
16% for a 12+ month agreement
Please note:
-2% will be agreed to for any multiple property deals, and +1% will be applied for any referral deals.
The initial income valuation that we sent to you was based on the management fee of 18%.
3 - Direct Bookings Fee
Additional 5% of direct booking revenue
This is a Win / Win / Win as without platform commission - the guest pays less, you earn more in net revenue, and we earn more. This helps us covers the costs of running our direct booking website, direct to guest marketing and increased guest support.
