    1 - Application & Approval

    Start by filling out the quick form below.

    We’ll do some background research so that we can provide you with a quick estimate for our offer.

    We’ll reach out to discuss what your London property is potentially worth and will look to arrange a viewing as soon as possible.

    2 - Application & Agreement

    Once we’ve viewed your London property we’ll move forward with a revised formal offer within 24 hours, which you are free to accept or reject. 

    This offer will include our terms, the length of the contract (usually 3-5 years), our plans for any work needed that we’ll complete and detailed rent payments. We’re welcome any suggestions from landlords or agents.

    3 - Tenancy Begins

    Once the agreement is confirmed with you, we’ll take responsibility for the upkeep of the property and pay the first rental instalment.

    We’ll arrange any works that need to be completed to upgrade the property (if necessary) and begin to use the property to provide our clients in the London with high-quality serviced accommodation.

    4 - Annual Review

    Towards the end of the contract, we’ll let you know if we would like to seek to extend the contract. We usually complete an annual review to relay intentions to extend the contract. If both parties agree to renew, then we will discuss a new contract, or simply extend the existing one. Should the agreement end, we’ll return the property to you in the same, if not better condition.

  • Guaranteed Rent is a fixed, pre-agreed monthly payment paid to landlords for a set period, typically 3–5 years. Instead of relying on tenants or occupancy, the rent comes directly from the management company. At MCPI Hosting, we guarantee fair market rent and offer long-term agreements for stable, predictable income.

  • Our Guaranteed Rent offer varies by property, but it typically falls within around ±15% of the local market rate. Even if the figure is slightly below standard rent, most landlords earn more overall because there are no voids, no management fees, no maintenance callouts, and no hidden costs. The net return is often higher and far more predictable.

  • We cover all repairs caused by our team or our guests.
    You remain responsible for standard property and structural maintenance, as with a traditional tenancy. However, we also include up to £250 per year of goodwill maintenance to keep the experience as hands-off as possible.
    For example, if a boiler repair costs £120, we pay it. We arrange and manage all works, and if anything exceeds the £250 allowance, we’ll contact you before proceeding.

  • We use your property as high-quality Serviced Accommodation for business and short-stay guests.
    Because this is a specialist, time-intensive service, we can generate higher nightly income than a standard tenancy. This allows us to pay you a fixed monthly rent - with no fees, no commission, and no hassle. You receive guaranteed income and a well-maintained property, while our guests enjoy the high-standard accommodation they need. It’s a genuine win-win.

  • Yes we specialise in long-term Guaranteed Rent agreements of 2 to 5+ years.
    If you may need the property back in the future, we can include break clauses at agreed intervals so the contract works for both sides.

  • Near the end of the agreement, we’ll let you know if we’d like to renew.
    If both parties agree, we can extend the existing contract or create a new one. If either side chooses not to continue, we return the property in the same condition as when we took it on, allowing for fair wear and tear.

  • Once the agreement is signed, we set up a standing order for your fixed monthly payments.
    You’ll receive the agreed rent on the same date every month automatically and on time whether the property is occupied or not.

  • Yes! we can offer Guaranteed Rent on multiple properties or full portfolios, provided they meet our criteria.Many of our landlords use our scheme to make their entire portfolio completely hands-free.

  • We consider properties of all sizes, but we’re especially interested in 2–5 bedroom homes.
