Guaranteed Rent

Near the end of the agreement, we’ll let you know if we’d like to renew.
If both parties agree, we can extend the existing contract or create a new one. If either side chooses not to continue, we return the property in the same condition as when we took it on, allowing for fair wear and tear. -
Once the agreement is signed, we set up a standing order for your fixed monthly payments.
You’ll receive the agreed rent on the same date every month automatically and on time whether the property is occupied or not. -
Yes! we can offer Guaranteed Rent on multiple properties or full portfolios, provided they meet our criteria.Many of our landlords use our scheme to make their entire portfolio completely hands-free.

We consider properties of all sizes, but we’re especially interested in 2–5 bedroom homes.

Properties must be in good condition for us to offer Guaranteed Rent.
If only minor cosmetic work is needed, we can usually handle this. If you’re unsure, simply apply and we’ll review the property for you.

Guaranteed Rent is a fixed, pre-agreed monthly payment paid to landlords for a set period, typically 3–5 years. Instead of relying on tenants or occupancy, the rent comes directly from the management company. At MCPI Hosting, we guarantee fair market rent and offer long-term agreements for stable, predictable income.

Our Guaranteed Rent offer varies by property, but it typically falls within around ±15% of the local market rate. Even if the figure is slightly below standard rent, most landlords earn more overall because there are no voids, no management fees, no maintenance callouts, and no hidden costs. The net return is often higher and far more predictable.

We cover all repairs caused by our team or our guests.
You remain responsible for standard property and structural maintenance, as with a traditional tenancy. However, we also include up to £250 per year of goodwill maintenance to keep the experience as hands-off as possible.
For example, if a boiler repair costs £120, we pay it. We arrange and manage all works, and if anything exceeds the £250 allowance, we’ll contact you before proceeding. -
We use your property as high-quality Serviced Accommodation for business and short-stay guests.
Because this is a specialist, time-intensive service, we can generate higher nightly income than a standard tenancy. This allows us to pay you a fixed monthly rent - with no fees, no commission, and no hassle. You receive guaranteed income and a well-maintained property, while our guests enjoy the high-standard accommodation they need. It’s a genuine win-win. -
Yes we specialise in long-term Guaranteed Rent agreements of 2 to 5+ years.
If you may need the property back in the future, we can include break clauses at agreed intervals so the contract works for both sides.

Simply use the search bar within the Book Instantly to select your preferred dates and location to browse available properties. Once you've chosen a place, click “Book Now” and follow the checkout process.

We accept all major debit/credit cards and secure online payments via Stripe. Payments are processed safely through our booking platform.

We love pets and try our best to provide pet friendly accommodation where possible.
Unfortunately some of our properties are not suitable for pets, so it does depend on the house and the pet. Please note that there is also an additional pet fee to be paid as per our terms and conditions.

Our standard policy allows flexible cancellation up to 1 day before arrival. After that, cancellation fees may apply. Full details are shown during booking and this can change per property based on location and booking patterns.

Yes - subject to availability. Please contact us as early as possible and we’ll do our best to help you modify your stay.

Yes! You can choose to, however please see your guest portal in advance as Early Check-In and Late Check-Out are subject to availability.
In most properties we charge £25/hour for this but this can change based on the property’s size and location.

We operate a strict NO SMOKING policy and if it is found that a guest has been smoking in the property. All guests will be subject to a fine as per our Terms and Conditions.

At all MCPI Hosting holiday lets and serviced apartments, we use key safes.
The code to the key safe along with a tutorial on how to use the key safes can be found on your check-in instructions which are sent out after the online check in form has been completed and security deposit pre authorised.
Make sure to check your junk mail as sometimes the email can get lost!

Check-In is from 3:00 pm onwards.
Check-Out is anytime before 10:00 am.
If you wish to extend your stay or would like to book again for the week/weekend after. Please let us know at your earliest convenience.
Please note: We cannot always guarantee an extension of your stay even if you’re currently staying in the property.

All our Check-Ins are contactless. Not only does this ensure a simple and smooth check-In process for our guests. It also avoids the unnecessary risk of spreading any viruses.

Yes we do, this deposit is fully refundable after check-out subject to a damage inspection of the accommodation.
The deposit amount varies for all properties based on size and location.
This is taken as a pre-authorisation (not a payment) on your credit or debit card. This is released a few days after your departure day by Stripe which is our payment processor.

Extending your booking with us is easy!
When you check-in you’ll have the opportunity to let us know that you’d like to extend your booking.
Additionally, you can Email, Text or Call Us by visiting the Contact Us page at any point before, during or after your stay.

Yes! All of our houses and apartments come with FREE, fast and unlimited WiFi for you to use throughout your stay with no restrictions.

Definitely! Most of our long term guests tend to be business clients but whether you’re travelling for business, pleasure or are relocating, in most of our properties we offer 12% off for stays longer than 7 nights and up to 25% off for stays longer than 28 nights depending on the location!
