What does full management actually include?

You are not asked to do any part of it.

Which areas do you cover?

We operate across the UK, from city centre apartments to coastal and rural holiday lets. If you are unsure whether we cover your area, ask us. We would rather tell you honestly than stretch ourselves thin and manage your property badly.

What makes you different from other management companies?

Most agencies either run a thin, automated service at scale or a hands on service in one small patch. We have built proper operational systems, so the process is consistent, but you still speak to people who know your property by name. We also turn work down when we cannot do it well, which is rarer than it should be.

Will I have a point of contact who knows my property?

Yes. You are not routed through a general inbox every time. You will deal with people who know your property, your preferences and your history with us, and you can reach us by phone, email or WhatsApp.

How often will I hear from you?

A full statement every month as standard, and we contact you proactively whenever something needs your input or your approval. Beyond that, it is up to you. Some owners want a monthly check in, others are happy to hear nothing until the statement lands.

A monthly statement itemising every booking, fee and deduction, alongside performance figures for the month. Plain English, no jargon, and we will happily walk you through it if anything is unclear.

How hands-off is it really?

For most owners, it's completely hands-off. You don't handle enquiries, check-ins, cleaning, maintenance calls or reviews. We send you a monthly statement and payout. The only time you might hear from us is for approval on a major repair, a calendar block for your own use, or a friendly update on performance.

Is short-let income really higher than long-term rent?

In most UK locations with decent tourist, business or event demand, short-lets can generate 30-50% more gross income than a standard AST. That said, it depends on location, seasonality, property quality and how aggressively the listing is priced and marketed. We'll give you a realistic, no-hype income estimate before you commit.

What are your fees, and how do they compare?

Our fee is a percentage of booked revenue, typically lower than traditional high-street letting agents once voids and management extras are factored in. We don't charge tenant-find fees, renewal fees or maintenance mark-ups. We'll explain the exact fee structure clearly in your valuation meeting.

What about tax?

Short-let income is taxable, but there are allowances and reliefs that can reduce the bill - including the £1,000 property allowance and, in some cases, furnished holiday letting tax treatment. We recommend speaking to a property tax specialist; we can introduce you to one if helpful.

What does it cost to get started?

There are no setup fees. The only upfront costs are anything required to bring the property to short-let standard which covers getting listed, photographed and compliant. Beyond that, our management fee comes out of booking revenue, so we only earn when your property does. We may recommend small investments in photography, linen or safety items, and we will always agree those with you first.

When do I get paid?

You receive a single payout every month by the 10th, with a detailed statement showing every booking and every deduction. One payment, one statement, no chasing.

What happens to cleaning fees?

Cleaning is charged to the guest on top of the nightly rate, so it does not come out of your share. You are not subsidising changeovers.

Who pays for utilities and consumables?

Utilities such as gas, electricity, water, broadband and council tax stay with you as the owner. Day to day consumables like toilet roll, tea, coffee and toiletries are restocked by us and itemised on your statement.

We treat every property like it's our own. Professional housekeeping after every stay, regular inspections, and rapid maintenance catch issues before they escalate. Guests are also pre-screened and deposits are collected where appropriate. In our experience, short-let guests are often more respectful than long-term tenants because reviews hold them accountable.

What about local licensing, permits and regulations?

We monitor the rules in every area we operate - from Article 4 directions and planning restrictions to local authority licensing schemes. We'll tell you upfront what's required, help with applications, and make sure your property stays compliant. We won't list a property where the legal position is unclear.

What about insurance?

Standard landlord insurance usually won't cover short-term letting. We can introduce you to specialist insurers who understand the short-let model and provide cover for guest stays, public liability, contents and buildings. It's a simple switch for most landlords.

Do I need to tell my mortgage lender?

Yes - transparency is important. Some lenders allow short-term lets under your existing terms; others require consent or a specific buy-to-let product. We can provide the documentation and occupancy data your lender may ask for, but the conversation with them needs to come from you.

How quickly can my property go live?

That depends almost entirely on how ready the property is. A fully furnished property with valid certificates can be live quickly. One that still needs furnishing, safety work or certificates will take longer, and we will give you a realistic timeline once we have seen it rather than a number that sounds good on a website.

Does my property need to be furnished?

Yes, and to a genuinely good standard rather than a functional one. Guests compare your property to hotels, not to rentals. Comfortable beds, fast broadband, a well equipped kitchen and good lighting make a measurable difference to both your rate and your reviews. If your property is not there yet, we will tell you exactly what is needed.

Can I still use the property myself?

Of course. Block the dates you want and the property is yours. It is your asset, and plenty of our owners use their properties for their own holidays.

Do you handle compliance and certificates?

Accepted Answer

Yes. Gas safety, electrical checks, fire safety and the rest are part of onboarding, and we diary renewals so nothing quietly expires. If something is missing when we take a property on, we will tell you before we list it, not after.

What if my freeholder or building does not allow short lets?

We check this before onboarding rather than after, because finding out later is expensive for everyone. If short lets are not permitted, we will say so upfront and, where it makes sense, talk you through medium term or corporate letting alternatives instead.

Every booking is screened using platform verification, ID checks, review history and our own risk criteria. We decline bookings that feel off, and we maintain a blacklist of problematic guests. Good communication before check-in is usually the best filter of all.

No. Unless the property is specifically set up for party bookings, these bookings are declined at the point of enquiry. Our properties are aimed at professionals, contractors, couples and families, which keeps damage low and keeps neighbours on side.

The property is documented before and after every stay, so damage is identified quickly and evidenced properly. Claims go through the guest deposit or the booking platform's host protection, and repairs are coordinated by us. You are kept informed rather than involved.

Most guests prefer self check in via a smart lock or key safe, with full instructions sent in advance. It is more flexible for them and more reliable for everyone. Where a property genuinely needs an in person greeting, we arrange it.

Who handles photography and the listing itself?

We do. Professional photography and properly written listing copy are part of onboarding, not an optional extra, because they are the single biggest influence on whether someone clicks your property or the one below it.

Do you take direct bookings?

Yes, alongside the major platforms. Direct bookings reduce platform fees and help build a repeat guest base for your property rather than for a booking site.

What if I want to move back in or sell?

You remain in full control of your property. Just give us the agreed notice and we'll close bookings, hand the property back in the same condition we received it, and return keys and access. There's no penalty for selling or moving back in - it's your asset, not ours.

No. We work on a notice period of 30 or 90 days depending on your agreement. If it is not working, you can leave, and we will hand the property back properly rather than awkwardly.
